“The apartments are located in South Houston within a census tract that is 91% minority with an 18% poverty rate, according to a statement from Olive Tree and the impact fund, American South Fund Management, which is a joint venture between SDS Capital Group and Vintage Realty Co. 

The fact that the project is focused on low-income seniors was a major draw for American South Fund Management, said Debbie La Franchi, CEO of Los Angeles-based SDS Capital Group and principal at American South Fund Management, in an interview. 

American South Fund Management has been actively expanding its role in Texas and is also working with another private developer similar to Olive Tree, Provident Realty. Last year, American South provided $10.6 million in equity to Provident Realty to redevelop the Friedrich Air Conditioning complex in San Antonio into a 347-unit, mixed-income multifamily development.”
